What each status means
- Active
- The license is current and the broker can represent clients. This is what you want to see before you sign a listing or buyer agreement.
- Inactive or expired
- The license is on file but not in force. The broker cannot practice on it until it is reactivated or renewed.
- Suspended or revoked
- The commission has taken disciplinary action. The broker is not authorized to practice, and the action is on the public record.
Verifying a Washington real estate broker
- Licensing authority
- Real estate brokers in Washington are licensed by the Department of Licensing, which administers licensing on behalf of the Washington Real Estate Commission, rather than by the commission directly.
- License number
- A Washington real estate license number from the Department of Licensing. Washington calls its entry-level agents brokers and its supervising agents managing brokers, a naming change made in 2010, so a broker number and a managing broker number are the two credentials you will see rather than a salesperson license.
- Renewal
- A Washington broker or managing broker license runs for two years from its issue date, and the holder can renew it as early as 120 days before the renewal date.
- Disciplinary history
- Public. The Department of Licensing's license search shows whether the license is active and whether the state has taken action against it.
Common questions
How do I know a Washington real estate broker is really licensed?
Find them by license number on the Washington State Department of Licensing's record with an active status. A real estate broker who cannot be found on the state's record is not licensed in Washington, whatever a website says.
What does an expired or inactive license mean?
The license is on file but not current, so the real estate broker cannot practice on it until it is renewed or reactivated. The record shows the expiration date.
Can I see if a Washington real estate broker has been disciplined?
Public. The Department of Licensing's license search shows whether the license is active and whether the state has taken action against it.
